Signage is only permitted at either entrance to the community. No signs are allowed in windows or anywhere else on the common grounds.
Estate sales are permitted but management must be notified and they must be held within the interior of the home - no yard sales are permitted.
No person under 40 years of age is permitted to reside in Brookfield unless that person is there temporarily in order to provide necessary health care for a resident.
Closing Fees
One-time resale processing fee.....................................$325.00
Additional fee to expedite processing (if necessary)..........$100.00
Membership Fee........................................................$250.00
1/6 of the annual association fee capital contribution.......$370.00
Association Fee
The association fee is $2,220.00 per year payable monthly at $185.00 per month. Statements are mailed on or about the first of the month of each quarter, and payment must be received by the end of that month. Fees not paid by the end of the statement month incur a 1% finance charge on the unpaid balance plus $25.00.
The annual Common Expense Assessments include all street lighting; refuse collection; snow clearing on common sidewalks, walkways and parking areas; landscaping of Common Elements; maintenance, repair & replacement of the Common Elements or other improvements on the Property including any roadways that have not been accepted by the Township of White. Maintenance, repair and replacement of all fences and walls within the Condominium installed by the developer, insurance premiums; all costs and expenses incidental to the operation and administration of the Condo Association; and such other items that may from time to time be deemed appropriate by the Board.
Rental Fee
Please be advised that in addition to the regular monthly assessment there is a fee required for any owner who chooses to rent their home. This fee is due at the time of execution of the lease and is required on a yearly basis so long as the home is rented. A check made payable to Brookfield Condo Association in the amount of $400 must be submitted with a copy of the lease to management. Each time the lease renews a new copy would need to be submitted. The fee is due once per year.
